出庭赶房客后的感想
昨天因驱逐房客又去了一次法庭，早8点半到庭，见到律师，她了解了我们的意向后，立刻找到房客调解，两个回合，双方达成stipulation，即房客赔我们$5000，并在一个月内搬走，房客驱逐记录被封存(seal)，即没有公开的驱逐记录。我们双方同意签字后再上庭，庭上法官念一遍stipulation内容，并问双方是否同意，我们当时又要求加上房客搬走时要保护房子完好无缺，法官会心一笑，他得到双方肯定答复后，签字生效。整个过程一个多小时，可我们为这案子花了大量时间，也准备一大堆资料，尤其这是个坏房客，曾两次去卫生部门告发，给了我们更多工作量，各种照片，发票，对话等有100多页，可惜或更准确的说庆幸的是这些资料备而不用了。
现在大部分审驱逐房客案子的法庭极力主张房东及房客在庭审前调解，让双方自己达成stipulation，这几年看到的是每次同一庭排的十几，二十几赶房客的案子，大部分在调解中都能达成协议，只有2, 3 个需要庭审由法官来判。这种调解对双方都有好处，因为房东，房客赢的机会都只有50%，房客最需要的是没有驱逐房客记录，如果不上庭就达到，何乐不为？而房东最需要的是房客尽快搬走。房东在调解时，一切围绕房客早搬走这一目的，赔偿是其次。我们一般会要求房客在30到40天以内搬走，为达到这目的一分钱不赔偿也没关系。一般stipulation中的赔偿，房客几乎不会赔给你，那只是一个象征数字。我们经历的十几个case, 真正追到钱的只有一个没有contest的案子，还只追到了一半的款。但如果房客在调解中有无理的要求尤其拖延搬走的时间，就要坚守底线，进了厨房就不要怕热，资料准备充分，有理有据，就无惧上庭审理。
过去的五年里，我们已经驱逐过10次不同出租房的房客，其中通过像上面这种stipulation 搞定的有6次，2次房客没有contest而判决，1次开庭前房客自动搬走，真正开庭由法官判决的只有一次(我们赢)。如果换算成平均年驱逐率稍高过全美的6.9%(2016年数据)，换算成法官裁决的平均年驱逐率也高于全美的2.3%。其实这10个驱逐房客中3个是买房时就带过来的房客，7个是真正我们自己找的房客，但不管怎样，要努力的空间还很大，严格挑选及审理房客，保有一份淡定，一定会创造更佳的记录，坚信明天会更好！

I wear size 8 shoe -orderd size 8 -normal width .I m 5'7" -130 lbs . They fit perfect . Little snug at first as are all new shoes . Hope this helps with concerning ordering a size larger issue .

This is my third pair of these shoes. I have wide feet so I have a hard time finding good shoes that fit well. These work great and each pair lasts me at least twice as long as previous shoes I have tried. They are very comfortable.

I have a real one and two replicas and this is my least favorite of the replicas. The interior fabric design is not the same as original and you can tell there are areas where they skipped over details (stitching, handle size, etc).
